Move-In / Move-Out Cleaning: Get Your Full Deposit Back

Moving is stressful enough without worrying about your deposit. Landlords inspect carefully — the inside of the oven, the window tracks, the baseboards. This is a handover-grade clean from KES 3,000 — kitchen, bathrooms, bedrooms, storage, balconies, and full debris removal.

Why move-out cleaning matters — it is a handover, not a tidy-up

Moving is one of the most stressful things a household does. Packing, transport, address changes, goodbyes — and then, on top of everything else, cleaning the home you are leaving to a standard you did not set and cannot see in advance.

For tenants, the condition of the property at handover is directly tied to whether the deposit comes back in full. Landlords inspect carefully — that is their job, and it is reasonable. What they find in the inspection is what determines the outcome, and the inspection happens on a specific day, not in a general way.

Move-out cleaning is not a bigger regular clean. It is a specific service designed for that inspection. It covers the areas a landlord actually looks at — the inside of the oven, the window tracks, the baseboards, the storage areas — and it produces a property that will pass a handover check rather than one that merely looks tidy. That distinction is the entire reason the service exists.

What is actually at stake — the deposit math

Most Kenyan rentals hold one to two months' rent as a deposit. For a Nairobi apartment at KES 35,000–50,000 a month, that is KES 35,000 to KES 100,000 of the tenant's own money sitting with the landlord. The whole point of the deposit is that it comes back — but it only comes back if the property passes inspection.

The deposit math — why professional cleaning is not the expense
The deposit is your money. A professional clean is what makes sure it comes back.
Typical deposit held — 1 to 2 months' rent
For a mid-market Nairobi apartment
KES 35K–100K
Common deductions when inspection flags an area
Oven not cleaned, window tracks missed, a wall mark left
KES 10K–30K
Professional move-out clean — small apartment
The cost of getting the handover right the first time
KES 3K–5K
The arithmetic is not close. A typical deduction from a failed inspection is two to six times the cost of a professional clean. And deductions are not the worst outcome — a landlord who finds real damage can withhold the whole deposit and pursue more. The professional clean is not a cost. It is insurance on a payment you already made.

What is included — room by room

Move-out cleaning covers everything a regular clean does, plus the areas regular cleaning skips and the areas a landlord specifically inspects. Here is what the service covers on the day.

Kitchen

  • All surfaces wiped and degreased
  • Stovetop and oven cleaned
  • Microwave — inside and out
  • Fridge — inside and out
  • Cabinets and drawers — inside and out
  • Sink and taps descaled
  • Backsplash and tiles cleaned
  • Floor swept and mopped

Bathrooms

  • Toilet cleaned inside and out
  • Shower and bathtub cleaned
  • Tiles and fixtures descaled
  • Sink and vanity cleaned
  • Mirrors polished
  • Floor swept and mopped

Bedrooms & living areas

  • All surfaces dusted
  • Behind and under furniture cleaned
  • Light fixtures and ceiling fans
  • Windows and window sills
  • Window tracks and blinds
  • Walls and baseboards
  • Floors swept and mopped
  • Carpets and rugs vacuumed

Other areas

  • Hallways and staircases
  • Balconies and verandas
  • Storage areas and utility rooms
  • Full removal of debris and trash

Two things worth noting. First, the cleaners bring all products and equipment — you do not need to supply anything. Second, if you want carpet or sofa steam cleaning, curtain cleaning, or full fumigation included in the same visit, those are quoted as add-ons. See the carpet cleaning page and the fumigation page for what each one costs.

What landlords actually check — seven areas

Every inspection is different, but seven areas come up in almost every Kenyan tenancy handover. Knowing what they are — and knowing that the professional clean has already addressed them — is the difference between a smooth handover and a disputed one.

Area 01
Surface cleanliness

Dust, dirt, and stains at the surface level — the first thing every inspector checks. Obvious and easy to miss if the tenant rushed the final clean.

Area 02
Damage beyond wear and tear

Wall holes, broken fixtures, cracked tiles, damaged countertops. Distinct from ordinary wear — the landlord is looking for anything the tenant caused or failed to report.

Area 03
Appliances

The inside of the oven and the fridge are the two most common deduction triggers. A visibly greasy oven can carry a KES 5,000–15,000 deduction on its own.

Area 04
Bathrooms

Mold, mildew, and fixture condition. Bathrooms are the second most-common deduction area after the kitchen — the descaling and grout cleaning matter.

Area 05
Floors

Stains on tile, grout, or carpet; damage to wood; visible wear in heavy-traffic areas. Floor issues are easy to identify and expensive to argue against.

Area 06
Windows

Cleanliness of glass and the tracks, plus any cracks or damage to the frame. Tracks are the most commonly missed area during a self-clean — and the easiest for a landlord to spot.

Area 07
Walls

Marks, stains, and scratches. Most wear is acceptable; distinct marks are not. Baseboards and door frames are typically inspected alongside the walls themselves.

Why the professional clean addresses all seven at once

A self-clean tends to focus on what is visible — the kitchen counters, the bathroom floor, the living room. A professional move-out clean covers the seven areas above in a fixed order, including the ones the tenant would not naturally prioritise: the inside of the oven, the window tracks, the baseboards, and the storage areas. Those are the four areas where self-cleans most often leave deductions on the table.

What it costs — pricing by property

Three tiers based on property size. All prices are fixed quotes — no hourly billing, no surprise charges after the visit. Every price includes the cleaners' labour, all cleaning products (eco-friendly), and professional equipment.

Tier 01

Small apartment

1–2 bedrooms

KES 3,000–5,000
Duration: 3–5 hours Best for: Studio–2BR
Tier 03

Large house

5+ bedrooms

KES 8,000–12,000
Duration: 8–12 hours Best for: Villas, townhouses

The final price depends on property size and condition. A property that has been maintained regularly will quote at the lower end; a property that has gone months without a deep clean will quote higher — the inspection step confirms which applies. How to prepare for the clean — five steps

Move-out cleaning works best when the property has been emptied. The single most important preparation step is moving your belongings out first — the cleaners cannot work around furniture, boxes, and personal items.

Remove all belongings

Every box, every piece of furniture, every personal item should be out of the property before the cleaners arrive. This is what makes a full clean possible.

Clear all surfaces

Remove items from countertops, shelves, and tables. Small remaining items slow the clean and can hide the surfaces underneath.

Disconnect and move appliances

Where possible, pull the fridge, washing machine, and cooker away from the wall so the cleaners can reach behind and under them.

Flag specific concerns

Tell the cleaners about any specific stains, any fixture the landlord has previously flagged, and any area you know is worse than the rest.

Be available if possible

Not required, but helpful. If you are on-site you can answer questions, point out anything specific, and address anything the cleaners find mid-visit.

Tenant tips — the seven things that protect your deposit

The professional clean covers the property. These seven steps protect your position during the handover itself — and most of them are about documentation rather than cleaning.

  • Review your lease. What does it say about move-out condition? Some leases specify a required standard; knowing it in advance prevents surprises.
  • Document the property at both ends. Photos at move-in and at move-out are the strongest evidence of condition if a dispute arises. Take them dated, room by room.
  • Report maintenance issues promptly. A tenant who reports issues during the tenancy has a much stronger position at handover than one who did not.
  • Give proper notice. Standard in Kenya is typically 30 days. Late notice is one of the most common sources of deposit disputes.
  • Schedule professional cleaning before the final inspection. Ideally 1–3 days before — leaving time to address anything the clean surfaces unexpectedly.
  • Attend the inspection. If the landlord allows, being present lets you address concerns directly rather than discovering deductions after the fact.
  • Know your rights. If a landlord unfairly withholds a deposit, there are formal channels. The Kenya Tenancy Act and the Rent Restriction Tribunal are the relevant references.
The deposit is your money. The clean is not the expense — it is what keeps the deposit from becoming the expense.

How to book

The booking flow is short. Move-out cleaning is typically scheduled 2–4 days in advance, and same-week availability is often possible depending on property size.

  1. Visit the website. Go to mamafua.lilwadelivery.com and select move-in/move-out cleaning.
  2. Provide your details. Name, phone, location, property size, and the date of the landlord inspection.
  3. Choose a date and time. Book 1–3 days before the inspection window to leave time for anything unexpected.
  4. Confirm your booking. You will receive a confirmation and a fixed quote via WhatsApp or email. The quote is the price.
  5. Hand over clean. The cleaners arrive on time, work through the full scope, and confirm the property is inspection-ready before leaving.

For a same-week or urgent booking, WhatsApp is the fastest channel: wa.me/2540115006628. Or call 0115 006 628.

Operator's note — from the Mama Fua Digital team

The call we get most often about this service starts with the same sentence: "The landlord inspection is on Friday and I still have boxes in the house." We understand the sequence — most tenants only think about cleaning in the last 48 hours, after everything else has been done. That is exactly why we keep same-week availability on this service.

The second thing we hear, usually the day after handover, is: "He didn't deduct anything." That is the outcome the service is designed to produce. It is not a marketing promise — it is what happens when the four most commonly missed areas (the oven, the window tracks, the baseboards, the storage) are addressed before the inspector walks in. Most deposits are lost on the things a tenant does not think to clean, not on the things they do. We make sure those areas are covered.

Frequently asked questions

How much does move-out cleaning cost in Kenya?

Mama Fua Digital move-in/move-out cleaning starts at KES 3,000 and scales with property size. A small apartment (1–2 bedrooms) runs KES 3,000–5,000 with a 3–5 hour clean. A medium home (3–4 bedrooms) runs KES 5,000–8,000 with a 5–8 hour clean. A large house (5+ bedrooms) runs KES 8,000–12,000 with an 8–12 hour clean. All prices include materials and equipment — you do not provide anything.

What is the difference between move-out cleaning and regular cleaning?

Move-out cleaning is a comprehensive handover service designed for the end of a tenancy, not routine maintenance. It covers everything a regular clean does plus the areas landlords specifically inspect: inside appliances, inside cabinets and drawers, behind and under furniture, window tracks and blinds, walls and baseboards, and full debris removal. Duration is materially longer — three to twelve hours depending on property size — and the outcome is measured against a landlord's inspection, not against appearance.

What do landlords check during a move-out inspection in Kenya?

Seven areas. Cleanliness at surface level (dust, dirt, stains). Damage beyond normal wear and tear (wall holes, broken fixtures). Appliance condition — the inside of the oven and fridge in particular. Bathroom condition — mold, mildew, and fixture state. Floor condition — stains and damage. Window condition — cleanliness, cracks, glass integrity. And wall condition — marks or stains that go beyond ordinary wear. Professional move-out cleaning addresses all seven before the inspection happens.

Can I do move-out cleaning myself and still get my deposit back?

It is possible, but the risk is asymmetric. A deposit is typically one or two months' rent — tens of thousands of shillings. A professional clean costs KES 3,000–12,000 depending on property size. If a self-clean leaves a single item that the landlord flags (the inside of an oven, the window tracks, a wall mark), the deduction is usually greater than the cost of the professional clean would have been. Most tenants who have moved before book professional cleaning for exactly that reason.

How long does move-out cleaning take?

Duration scales with property size and condition. Small apartments take 3–5 hours, medium 3–4 bedroom homes take 5–8 hours, and large 5+ bedroom houses take 8–12 hours. The cleaning should be scheduled after belongings have been removed and before the final landlord inspection — usually 1–3 days before handover. Same-week availability is often possible.

How do I prepare for a move-out clean?

Five steps. Remove all belongings first — the cleaners cannot work around furniture and boxes. Clear surfaces of everything small. Disconnect and move appliances where possible so the cleaners can reach behind and under them. Communicate any specific concerns — a stubborn stain, a fixture the landlord has previously flagged. And if possible, be on-site during the clean to answer questions and address anything the cleaners find. Booking the clean 1–3 days before the landlord inspection gives you time to fix anything unexpected.
